What to expect on the day of an inspection

    Allow sufficient time for the inspection. The average home inspection takes between 3- 3.5  hours            or approximately  1 hour per 600 square feet.
    Make sure the keys are available for any locked doors.
    Allow access to storage sheds, attics, yards, crawlspaces, basements and garages.
    Provide access to components such as electrical panels, water and gas meters.
    Clear objects from around the water heater, furnace, Hvac condensers to allow unimpeded access.
    Clear walkways and paths of trash, debris, and dirt around the exterior of the home.
    Keep pets in a safe location; out of the home or in a crate.
    If unoccupied PLEASE make sure all of the utilities are on so as not to require a re-inspection                      and/or fee.

Septic Dye Testing

This also can be added to your inspection. We can perform a Routine Maintenance Inspection of the septic system using a septic dye test. This test is used to determine the condition of the home’s septic waste system. A septic dye test exposes leaks and inconsistencies in the septic system, and indicate the need for repairs.
This non-invasive procedure requires no excavation, and is limited to what can be viewed above the ground surface. The purpose of a septic dye test is to observe parts of the typical waste-handling system, including  the septic tank, distribution boxes, leach field, and any related portions of the home’s plumbing and water fixtures.

Radon Testing

Radon testing can be done after the home inspection at an additional fee. All testing is performed by using an electronic tester.  This equipment is calibrated at a test lab on a yearly basis for attesting to its accuracy.  Testing is done using the radon protocols by the AARST standards.
